Do I need a soil test on the Central Coast?

How does sandstone affect construction costs?

Gosford sandstone can be shallow (0.5-1.5m deep) on coastal ridges. Rock excavation costs $150-350/m³ depending on hardness. Sometimes cheaper to use rock anchors or step footings down the slope than excavate. We'll assess from site photos and recommend most economical approach.

What about acid sulfate soils around the lakes?

Tuggerah Lakes and Brisbane Water foreshores contain potential acid sulfate soils (PASS) that release sulfuric acid when disturbed. Within mapped ASS areas, Council requires: geotechnical ASS investigation ($1,200-2,500), ASS management plan, sulfate-resistant concrete (SR grade), stainless steel reinforcement, and lime-amended drainage aggregate. Non-compliance leads to rapid concrete deterioration.

Can I build timber walls in bushfire zones?

Depends on Bushfire Attack Level (BAL). Timber walls OK in BAL-Low and BAL-12.5 if properly treated. BAL-19 requires careful specification. BAL-29, BAL-40, and BAL-FZ require non-combustible materials (concrete, masonry, steel). Coastal escarpment properties often fall in BAL-12.5 to BAL-29 zones.

How deep do footings need to be?

Sandstone sites: 600-1,000mm if bearing on sound rock; may need rock anchors on very steep slopes. Weathered sandstone: 1.0-1.5x wall height. Tuggerah Basin soft clays: 1.5-2.5m or piling for taller walls. Brisbane Water alluvium: Similar to Tuggerah—geotechnical testing essential.

Why is the Central Coast different from Sydney?
