Acid sulfate soils (ASS) are estuarine sediments that release sulfuric acid when disturbed. Extensive on Gold Coast in canal estates, coastal wetlands, and low-lying areas. Gold Coast Council strictly enforces ASS management—requires investigation ($1,200-2,500), management plan, sulfate-resistant concrete, stainless steel reinforcement, and lime-amended drainage. Failure to comply causes rapid concrete deterioration.
Coastal sand has very low bearing capacity compared to normal soil. Requires: wider footings (2-3x wider than clay sites), deeper embedment, or piling for walls over 2m. High water tables also affect construction—dewatering may be required. Engineering accounts for this, but construction costs higher than inland sites.
Entire Gold Coast is in Cyclone Region C. Retaining walls supporting fences must be designed for cyclone wind pressures per AS/NZS 1170.2. We include this in standard engineering—just specify fence height and type (timber, Colorbond, etc.) when getting quote. Marine-grade fixings and connections required.
Properties within 1km of surf beaches experience salt spray. Requires: stainless steel reinforcement or heavy-duty galvanizing, 40-50 MPa concrete with reduced permeability, non-ferrous fixings, and marine-grade coatings. Timber must be H5 marine-grade. Standard mild steel corrodes within 5-10 years. We specify appropriate materials based on distance from coast.
Most challenging: Canal estates (acid sulfate soils), pure beach sand (very soft), hinterland steep slopes (access and tiering). Moderate: Coastal residential (sand but better quality). Easier: Inland suburbs (Robina, Pacific Pines) with better soil quality.
